Be sure to check and see what address is associated with your apartment number. The office is not responsible for any lost or stolen mail. Do NOT send any mail to the office address.

PARKING

There is a $5 parking fee applied to your account if you need a parking pass this year. You will receive your parking pass sticker at checkout. Do NOT park in the no parking zones or in front of the dumpsters. This will result in a $50.00 ticket. The parking lot at Snow Lodge fills up quickly. There is additional parking on the road or the parking lot West of the activity center. Bicycles, Scooters, and motorcycles do not require a permit. Bicycles need to be locked in the bike storage area. Scooters and motorcycles can be parked in the hashed areas of the parking lot.

INTERNET ACCESS:

Wireless internet is available in each apartment. Service to you is included in our contract. Your internet password is: snowcreek2019 Please let maintenance know if there is a problem with the internet. Do not give the password to anyone who doesn't live in the apartment. Do NOT plug into any of the modems or routers directly. This will make the connection slow for everyone else. Fines will be imposed for anyone breaking this rule.

KEYS:

You will be issued an apartment key at check-in. One mail key will be waiting for you in your apartment for all to use. You will be charged $35 for a lost apartment key and $35 for a lost mail key. Not all bedrooms have a key to the door knob. Do not lock your bedroom without checking with the office first to see if we have a key. Please submit a maintenance request if you would like a key to your bedroom. Do not replace our doorknobs with yours. If you manage to lock yourself out of your apartment please call the office or contract your RA's. Do not crawl through the windows if you are locked out.

LAUNDRY:

We offer two laundromats. Our machines do charge a small fee. Creekside Apartment Laundromat is located just East of the apartment complex. Snow Lodge laundromat is located on the East side of Apartments #9 and just behind the red house. NEVER overfill the washers or dryers. This wears out the bearings. If you overfill the dryers they will not dry your clothes. It will weigh the drum down and it won't be able to spin or dry properly.

WATER:

If you ever see or hear water call the office immediately! Please do NOT wait. Water can be very damaging.

LADIES:

NEVER FLUSH SANITARY ITEMS DOWN THE TOILETS. This will result in major flooding of the apartments and is a HUGE mess for everyone living in your complex. Please contact us immediately if there is ever a problem. Do NOT flush sanitary products. EVER!!

FIRE PREVENTION:

Candles are not allowed to be burned. NEVER remove any of the smoke detectors or take out the batteries. A $100 fine will immediately be applied to your account if these are missing. All new batteries and detectors would installed prior to move-ins. Anything missing will be your responsibility. If your detector starts chirping then it needs a new battery. Fill out a maintenance request and we will come and replace your battery for FREE!

SAFETY:

It is your responsibility to keep your apartments locked. Never leave the apartments or windows unlocked when no one is home. When the last roommate comes home at night, lock the door.

DISHWASHER & DISPOSALS:

Never put rice, potato, carrot or any other peelings down the garbage disposals. Scrape plates into the trash can first and do not put large amounts of food in the disposals. It plugs them and if they break they are hard and expensive to replace. Your dishwasher MUST run ONCE A MONTH! This will keep the lines free of buildup and prevent them from stinking. From time to time it is best to run a cup of vinegar through your dishwasher. It will help break up any hard water.

BALCONIES:

Hammocks are not allowed on any balconies. This is a safety concern of the railings not being able to hold the weight. Please do not tie anything to the railings. A $50 fee will be applied to each tenants account that lives at the apartment.

BUILDING DISPLAYS:

All decorations including signs and flags cannot be displayed on the front windows or porches.  Holiday/Seasonal décor on doors is generally acceptable but must be in good taste and may be reviewed by management.

ZERO TOLERANCE:

There is ZERO tolerance for drugs, tobacco, alcohol, firearms, or fireworks on the property. Violation of this rule will result in immediate termination of your contract with no refund of rent or deposit.

OVERNIGHT GUESTS:

No overnight guests of the opposite sex. No one of the opposite sex is allowed in the bedroom areas. Same sex are only permitted with prior approval of the Manager and then your roommates. We do not let friends stay for free, violation of this will get you fined. Feel free to contact the Manager at snowoperations@cvapt.com.

MAINTENANCE:

You were each given a paper for the rmResident App along with your ID #. This is where your maintenance requests need to be reported. You can also click on maintenance requests on the website and it will take you to the rmResident app. If there is water, fire or any emergency please contact the office immediately at 435-409-2010.

SANITATION AND CLEAN CHECKS:

Apartments need to be kept neat, clean and sanitary at all times. We highly recommend purchasing a vacuum and cleaning supplies to help keep your apartment clean. Take the trash out daily. The kitchen needs to be ready for the next person to use. Do your dishes within 20 minutes of your meal. Be respectful of your roommates! Carpets need to be vacuumed and flooring needs to be mopped at least every other week. We will have monthly clean checks. To see what rooms you will be responsible for please visit the clean checks tab located under current residents. We will let you know a week in advance to when clean checks will be. A $25 fee will be applied to the tenants account that is responsible for failure of the clean checks. Please contact the office with any questions. We are happy to help in any way! We took great pride in cleaning up our apartments and we expect them to be well maintained and cleaned by all tenants.

FRIDGES:

Do not turn the fridges up to high or fill the freezer or fridge packed full. If they are too full or turned up too high, the air can't circulate and the fridges freeze over. They will then start leaking water. If your fridge starts getting a puddle of water under the drawers that leaks out the door, please clean the water up. You will then need to clean the seal of the door where it touches the fridge. It is condensation on the inside of the fridge caused from the warm room air.

ELECTRICITY:

Do not turn AC's on with the windows open. No AC's while furnaces are running either. This is a HUGE expense. Violators will be fined $50. Open the windows if it's cooler outside then inside. Your apartment will stay cool if you keep the windows closed during the hot days. The heat pours in if they are open. Always turn your lights off. There is a $25 fine if the lights are on and no one is home.

SKYLIGHTS:

Anyone caught opening or climbing through the sky lights, on the roofs or in crawl spaces will be immediately evicted. No questions asked!!

PETS:

No pets are allowed. Not even a fish. You will be evicted. Do NOT feed stray cats or bring them into the apartments; even temporarily. If your roommate has an ESA animal be sure that all the rules are followed by every tenant in the apartment. If you see something, please report it.

CHECK-OUT & BREAK STORAGE:

Some of you will be making your break travel arrangements soon. Please be aware that your contract ends on the date listed in your contract at 6pm. No late check-outs are permitted.
